The Wharf Residence condo reaches new heights of $2,421 psf
The Wharf residence, a 999 year leasehold condo, was the top condo that had a new price high per square foot between September 12 and 19. A 1,066 sq. ft., two-bedroom condo at the condominium changed hands for $2.58m, or $2.421 per square foot. On May 10, 2018, the owner had purchased it for $2.4m ($2,252psf), which meant they made $180,000 profit.
The property has had three resale transactions this year. In April, a 1,033 square foot two-bedroom unit was sold for $2.46million ($2,381 per sqft). In May, a unit with a total area of 1,066 square feet was sold for $2.33million ($2,186 per sq ft).
The Wharf Residence, developed by Leonie Court – a fully-owned subsidiary CapitaLand – is a development consisting of four condominium blocks ranging from 10 to 23 storeys located along Tong Watt Road, in River Valley in District 9. The Wharf Residence was completed in 2012. It consists of 186 apartments.
According to EdgeProp’s Landlens Tool, the property is easily accessible via Fort Canning MRT Station and Great World MRT Station, and it is near Ngee Ann-Adelaide Education Centre, as well as River Valley Primary School.
During the review period, Robertson 100 freehold condo also experienced a new high psf price of $2,304 per square foot. The sale of a 872 sq ft two-bedroom apartment for $2,088,888 was made on September 18. The unit was purchased on May 29, 2019 for $1.59m, or $1.827 per square foot, which translates to $415.888 profit for the seller.
This transaction broke the previous record, which was $2,251 per sq ft, set in April, when a 1,044 square foot three-bedroom house sold for $2.35million, or $2.251 per sq ft.

Robertson 100, which was completed in 2004, houses 186 apartments. MCL Land developed it, which is a wholly-owned subsidiary Hongkong Land Holdings a member of Jardine Matheson.
The property is located in District 9, along Robertson Quay. Great World MRT Station and Havelock MRT Station are both within walking distance.
Sturdee Residences also set a new record for psf at $2,192 per square foot. On Sept 14, a 420-square-foot, one bedroom unit was sold for $920,000. It is the first time the unit has been resold. The owner purchased the one-bedder in June 2016 for $747,000.
The owner has made a profit in the amount of $173,000. This is the 17th condo unit sold this year. According to caveats filed, the average price per square foot of all units sold in this year is $1,951 per sq.ft.
Sturdee Residences is located at Beatty Road, Kallang District 8 and comprises two 30-storey buildings that house a total 305 condominium apartments. The units range in size from 420 sq ft to 1,830 square feet and include one-to-five-bedroom apartments.
The property was built by SL Capital. It is a subsidiary company of the local property developer Sustained Land. The Bendemeer MRT Station and Farrer Park MRT Station are both within walking distance.
By August 2018, the project had been sold out a full year before its completion. During the VIP preview launch of 2016, the condo sold 40 percent or 122 units, at an average of $1.550 per square foot.
Prices ranged between $680,000 for a one-bedroom apartment measuring 420 square feet and $3.2 million, for a five-bedroom penthouse measuring 1,830 square feet. This is due to the strategic location on the city fringe and its proximity to two MRT Stations.
Sturdee Residences has an average monthly rent of between $2.50 to $9.5 per square foot. Rent yields for landlords average around 4.1%.
