Pullman Newton records new high at $3,729 per sq. ft.

Pullman Residences, Newton topped the list of condos with new psf price highs between Oct 10 and 16. On Oct 11, the developer EL Development, a sub-division of Evan Lim & Co, sold a 463 sq ft one-bedroom flat for $1.73m, achieving a new high price of $3,729 psf.

The previous record was $3,671 per square foot, when a developer sold a similar-sized one-bedroom for $1.7million in May.

This was the first time that the price of the condo exceeded the threshold of $3,700 per square foot. The freehold residential project is expected to be finished by the end the year.

The 340-unit apartment development is located along Dunearn Road, in the District 11 area. It consists of 30 storeys of apartments with a mixture of units from one to four bedrooms.

Residents will have access to hospitality services from Pullman Hotels and Resorts including concierge service, doorman, and attendants at the club lounge.

According to caveats filed with URA on Oct 16, the developer sold 334 units (98%) since the condo was launched. Skyline Residences also reached a new record during the review period. The resale on Oct 12 of a 484 square foot one-bedroom condo at $1.2m ($2,477 per sqft) was the reason for this.

The seller bought the unit at $970,000 in July 2016, which is $2,003 per square foot. This means that they made a gain of $230,000.

The sale was a record-breaker, beating the previous high $2,436 per sq ft from the sale of an apartment of 484 sq ft for $1.18million in August 2021.

Skyline Residences, developed by Bukit Sembawang Estates subsidiary Bukit Sembawang view, was completed in 2015. The condo is located along Telok Blangah Road, in Bukit Merah District 4. It has three 24-storey buildings with 283 units. The condos range from one-bedroom apartments measuring 484 sq ft to penthouses with four or five bedrooms measuring 3,165-3,681 sq. ft.

According to caveats filed by URA the developer has sold a total of 215 units (76%) since its launch in August 2011. Skyline Residences are located just a 5-minute walk from Telok Blangah MRT Station and a few minutes drive away from VivoCity and Mount Faber.

In District 15, Coralis, a freehold condominium, achieved a new price high per square foot of $2,255 on October 11, with the sale of 1,281 sq. ft., three-bedroom units for $2.89m. The previous record of $2,168 per square foot was achieved by a two-bedder of 807 sq ft sold for $1.75m in August 2021.

It was also the first sale of the condo this year. This was the first condo sale of the year. In October of last year, a two-bedroom apartment with 861 sq ft was sold for $1.8M ($2,090 per sq ft).

The seller purchased the unit for $1,36 million in January 2015. (1,579 per sq ft). The seller made $440,000 in profit.

Coralis is situated along Joo Chiat Road, in Marine Parade District 15, on the east side of Marine Parade. Grovehill, a subsidiary of TA Group Corp., developed the condo and it was completed in 2013. The condo has 127 units ranging from one-bedrooms starting at 475 sq ft up to four-bedders starting at 2,842 sq. ft.
