Bayshore to get 7,000 HDB apartments, in District 16

Bayshore will see the construction of approximately 7,000 Housing Board flats as an extension to Bedok Town. The first two Build-To-Order projects (BTO) are expected to go on sale in the second quarter of 2024.

The 10,000 homes will be built at the 60ha site. It is a reclaimed area bordered by Upper East Coast Road, East Coast Parkway and the East Coast Parkway.

The remaining 3,000 housing units will be privately owned.

HDB announced on Monday that the first two BTOs will consist of about 1,400 flexi-flats with two rooms, three rooms, and four rooms.

Residents will be able to enjoy the views of East Coast Park or Bedok Town from full-height glass windows.

HDB stated that BTO projects may fall into the Plus category when the upcoming reclassification takes place, due to their location and proximity to amenities and transport hubs. BTO flats located in prime locations will be subject to stricter resale requirements from the second half 2024. This includes a minimum 10-year occupation period.

Desmond Lee, Minister of National Development, said that these Bayshore apartments will be the first housing projects to be built on the East Coast after the construction HDB flats at Marine Parade.

Bayshore is earmarked as a residential development area since 1998. This will be a milestone in the revitalization of Bedok.

Lentor Mansion is located at the up and coming Lentor Estate, in District 26 of Singapore.

The Bayshore estate should be completed by mid-2030s. The flats’ structural beams and columns will be kept at the outer edges to give them a “beamless look”. This allows home owners to customize the layouts of the units according to their own needs.

HDB said that most Bayshore homes will be located within a 5-minute walk from the upcoming Bayshore MRT station and Bedok South Station on the Thomson-East Coast Line. HDB said that the Bayshore station is expected to be finished by 2024, and Bedok South by 2025.

Bayshore, a car-lite development, will feature cycling and walking trails that will be linked to the Round Island Route. A continuous park connector of 150km will also be available, as well as a 15km green corridor linking East Coast Park with Changi Beach.

Bayshore Drive will be the new street that runs through Bayshore. The street will have shops, restaurants, supermarkets and health and medical services, as well as sports and recreation facilities and resting areas.

This street will be divided into a 400m-long “transit priority” corridor with bus-only lanes and footpaths. There will also be wider protected pavements on either side. Bayshore will feature green spaces all over the place, including a 3ha central park that stretches from the north of the estate to the south. Families can picnic on the open lawns or go for a walk.

The new linear park that will be built on the border of Bayshore, which is a heritage site, will preserve elements such as the seawalls and other landmarks from the past. The estate will include a variety of walking trails and playgrounds with a rustic theme.

A bus interchange and Bedok South station will be located on the eastern side. HDB confirmed that the development will include residential units and retail and dining outlets, but did not specify whether it was a private or public project.

HDB has said that sustainable design strategies will guide the development of Bayshore which will include smart infrastructure.

In the first two BTO project, for example, solar panels are installed on roofs, and blocks use a pneumatic system to transport waste to centralised bin centres via underground pipes.

Bayshore is also being planned to be home to a new education institution and health care facilities. Temasek Secondary school will remain on the estate.

Bayshore Estate will clear 31ha of forest to build the estate.

HDB informed ST that it would work closely with the National Parks Board in order to identify plants with conservation value, and to determine how best to manage them. This could include transplanting or harvesting saplings to propagate, if possible.
