Kingsford starts previews of The Hill at prices from S$1.9m
Kingsford Real Estate Development’s latest condominium project, The Hill @ One-North at Slim Barracks Rise will begin previews on Saturday, April 6. Prices start at S$1.9million for a 2-bedroom unit.
The District 5 condominium will be located on 63.901 square feet of land and house 142 units, including a seven-storey building and two 11-storey buildings.
Starting at S$1.9million, or S$2,596/sq ft (psf), are two-bedroom units between 732 and 893 square feet. S$2.3m or S$2,429psf is the starting point for units with three bedrooms between 947 sq ft and 1,227sq ft. Start at S$3,000,000 or S$2,445/sq ft for four-bedders that range from 1,227 to 1410 sq ft.
The 99-year leasehold was fiercely contested by 10 bidders in 2021. Gao Xiuhua was awarded the site for S$162.4m, or S$1,210 a sqft per plot ratio.
URA, at the launch of the site, said that the JTC is continuing to work on increasing the number of residential units in the one-north Estate.
Kingsford Development spokesperson said that five commercial units will also be included in the project. They will be released at a later time. Four of the units have a street frontage, and the other, at the third level, faces one-north Park.
Blossoms at the Park, which is located nearby, was launched last April in the price range of S$2,200 – S$2,400/sqft. The 275-unit development houses units with one to four beds in a 27-storey block.
The project was built on a plot of 85,648 square feet and sold to EL Development in Singapore for S$320.1million, or S$1,245 per square foot ppr. As of Mar 26, 241 units have been sold. Sixteen of the transactions were completed in 2024 with an average price per unit of S$2,562.
One-North Eden has 165 units and was sold at an average price per square foot of S$1,988 in 2022.
One-North offers a limited selection of homes, with only Blossoms @ the Park and The Hill @ One-North zoned as residential.

Blossoms by The Park has sold 90.2% of its units as of April 5. Rents in the region are approximately 20 per cent more than those of nearby non-landed developments, such as Dover Parkview & Heritage View. They are also likely to outperform due to the limited supply.
The Hill at One-North is not expecting any new private residential developments in the near future. The Hill @ One-North is not the only project that will be entering the market. Two other projects will also enter, but are located further away in Media Circle.
In February 2024, the government awarded a plot (residential and commercial on first storey). Another Government Land Sales site is expected to be put up for auction in May of this year.
The Hill @ One-North is scheduled to begin bookings on April 20, with the project expected to be finished by 2026.
